Comparable set: sold properties with a sold date inside the chosen window. Sold and guide listings both appear in the table and charts, but medians, percentiles, trend lines and regressions are calculated from sold prices only. Days on market = today − listing date (unsold) or sold date − listing date (sold). Guide ranges use the midpoint. GIA (gross internal area) = enclosed living space to the inner face of permanent walls, excluding garages. GFA (gross floor area) = GIA + enclosed garage. GLA (gross land area) = lot size. External = balconies, verandahs, patios, courtyards (reference only). Basis: Estimated = traced from the floor plan (GIA typically ±3–8%, GLA ±8–12%); Actual = printed on the plan or supplied.
